Comparative Sales Report for October 2021

The scorching pace of real estate sales continues in San Miguel County with $1.15 billion in sales volume through October ’21, ahead of the record-setting pace set last year which was at $832.64 million through October ’20. It is inevitable that we will surpass the single-year record for dollar volume set last year of $1.16 billion. Prices keep climbing, too, with the average sale price in Telluride increasing 11 % and Mountain Village increasing 2% over 2020. We believe this pressure is forcing record numbers of buyers into long-overlooked areas of San Miguel County such as Wrights Mesa, Specie Mesa, Hastings Mesa, and Deep Creek Mesa which have all seen a spike in sales. A lot of longtime owners in the Town of Telluride or Mountain Village are cashing in on record prices.
