Comparative Sales Report for March 2021

San Miguel County closed out the first quarter of ’21 with the largest Q1 dollar volume ever recorded at $287.67m. Compared to the prior 5-year average ($122.09m) for Q1, this is a 136% increase! A major contributor was the surge in vacant land sales across the county with a whopping 70 sales totaling $53.2m, along with Mountain Village Single Family Home sales (13 sales totaling $62.17m) and Mountain Village condo sales (42 sales totaling $57.9m). This is the most vacant land sales we have ever seen in a single quarter with 33% of those being located in the Mountain Village and 44% located outside the town limits of Telluride/Mountain Village.
